Every KEU project begins with the site where it will be built.
Land and architecture are conceived together, in a process where everything is adjusted to achieve a functional and aesthetic balance.
The KEU team also contributes to the design of the surrounding environment: vegetation, pathways, shaded areas, and outdoor spaces are planned in harmony with the house, so that interior and exterior speak the same language from the outset.

The KEU’s metal structure features a highly durable industrial paint system, specifically designed to withstand demanding environments. In exposed areas, an average thickness of 400 to 500 microns is achieved, equivalent to that used in infrastructure such as bridges or marine structures, guaranteeing exceptional protection against corrosion and atmospheric agents.
The aluminum facade profiles and exterior joinery offer outstanding durability thanks to the inherent nature of the material, which is resistant to oxidation and requires no additional treatments. Lacquered or anodized aluminum remains unchanged with minimal maintenance; periodic cleaning with water and neutral soap is sufficient.
As for the exterior glazing, it consists of double-glazed safety glass, sealed and treated to resist thermal changes, impacts, and adverse weather conditions. Its durability is very high, and it requires no structural maintenance beyond conventional surface cleaning. Because they are treated crystals, they maintain their optical and mechanical properties for decades.
1. Fitlock System: Easily Replaceable Panels
Thanks to the Fitlock system, interior wall panels can be replaced quickly and precisely if damaged.
2. Window Sealing and Maintenance
The perimeter silicone seals around windows are essential to prevent leaks and maintain efficient insulation. Over time, especially in humid climates or with high sun exposure, they can deteriorate.
3. Structural Maintenance and Underside Painting
90% of the KEU structure is protected by sandwich panels, reducing its direct exposure to the environment. However, the underside requires a visual inspection every two years.
4. Roof Cleaning and Inspection
The KEU roof is protected with a double bituminous membrane, a robust and durable system against leaks.
An annual inspection is recommended to remove leaves, branches, or accumulated dirt, and to ensure the proper functioning of gutters and drains.
5. Soft Furnishing Replacement (every 5 years)
With intensive use as tourist accommodation, items such as sofas, mattresses, and textiles tend to wear out over time.
To maintain a good user experience and positive reviews, it is recommended to replace this furniture approximately every 5 years.
FACADE (TWO LAYERS)
The facade combines a sandwich panel with a polyurethane core (1.6 inches) and an additional inner layer of EPS (expanded polystyrene) (1.6 inches), achieving a total thermal resistance of R-22 (h·ft2·°F/BTU).
DECK
Made of a thick polyurethane sandwich panel (approximately 8 inches), it offers a total thermal resistance of R-54, guaranteeing excellent protection against heat gain in warm climates.
FLOOR
Insulated with XPS (extruded polystyrene), with a standard thickness of 2 inches and an estimated thermal resistance of R-10, which prevents heat loss to the ground.
CARPENTRY
Aluminum profiles with thermal break prevent condensation and improve the overall energy efficiency. The joints are sealed to guarantee water tightness and continuous insulation.
GLASS
Double glazing with argon gas and a low-E coating, with a U-value of less than 1.3 W/m²·K. It offers high thermal resistance and acoustic comfort in any climate.
At KEU, we don’t directly handle all the permits, but we do support the buyer every step of the way.
We provide the necessary technical documentation: plans, construction specifications, and certifications. This allows your local architect or engineer to process the required permits efficiently.
Thanks to our international experience, we can anticipate the usual requirements depending on the country and type of terrain.

All KEU units are designed with a true plug & play system.
This means they arrive fully finished from the factory, with electrical, plumbing, HVAC, and home automation systems already integrated and verified.
At the destination, only connection to local water, electricity, sanitation, and internet services is required. This quick, clean process, without complex construction work, reduces setup time and simplifies commissioning.
KEU organizes shipments worldwide from our headquarters in Spain.
We work with logistics operators specializing in modular cargo to ensure safe and timely delivery, both by land and sea.
We coordinate every phase: from technical packaging to unloading at the destination, offering the buyer a seamless process, without delays or intermediaries.
At KEU, payments for each unit are structured in phases, based on the progress of manufacturing.
It is not necessary to pay the full amount upfront; instead, different payment milestones are established, which are invoiced as the production process progresses, according to the following schedule:

Before starting the project, the client is asked for a $5,000 advance payment, called a “production space reservation.”
This amount secures a slot in our factory schedule and is deducted from the first payment milestone, which represents 30% of the total cost and marks the acquisition of materials and the start of production.
With this initial 30% payment, the client has a precise start and end date and is also protected against potential price increases, as the materials are secured from that point forward.
